It’s a wonderful feeling putting a down payment on your first home. Finally you are out of that irksome rental agreement, and life has a whole new feel to it. No more throwing hard-earned cash out the window. Because let’s face it; renting is like staying in a hotel room for long periods of time. In the end you’re left with nothing tangible. All you can do is grab your stuff, check out and search for the next place to live. It’s a bummer. At least when you purchase a home, you’re making a solid investment. You’re focusing your attention and money on something that will pay you back in the future. Then again, selling a house can be a tough and drawn-out process. So much rides on the location.

I was stunned the first time I sold a home. My wife had only lived in this Salem, Oregon home for about a year and a half. Once we started pondering a move, I began worrying that selling a house was going to be more work than originally anticipated. This anxiety was brought on by the real estate listings I found online. What if I couldn’t get the money back that I put into the home? That would be a serious bummer. In all honesty, we prefer to make a profit when selling a house. As years pass we expect the value to increase; not decrease. Anyway, we cleaned the house up as best we could, and pulled down our personal aspects, such as pictures. Within one week we had a buyer. My wife and I were in shock. Not only that, but we made a 20 thousand dollar profit. That’s not bad considering the length of time we owned the home. Maybe selling a house is not so tough after all. Now, just to be clear, this was a nice home in the right location. This made it easy to sell. While we were very fortunate, selling a house certainly doesn’t always go this way.

Maybe you want a realtor in the picture. Although a qualified real estate agent will take a percentage of the sale, he/she can most likely pitch the home to potential buyers better than you can. On the other hand, you can try selling a house on your own as well. If you’re successful, you won’t have to deal with paying any realtor fees at all. There’s a plus to both routes.
